Tips for Rental Property Management on signage

site signs, constuction signsThe first consideration for creation of for lease signage is durability.  Rental properties are being marketed continually, and should therefore be of adequate quality to survive long periods of exposure to the elements.  Don’t let a cut-rate price turn your head for a short term solution to your long range needs.  Property signage experts can provide you with expert advice on quality and durability of this major purchase.


Another  factor is the specific size of the property signage.  Most areas have code that governs the maximum allowable size and also a maximum height.  If you don’t already know those specific codes, you need to research the topic.  Most residential covenants specify this information, but for commercial property, the zoning ordinances may contain the information, or you might also extract the information through your  official county government website.  You want the largest sign allowable to maximize visibility.  When marketing your property, you certainly don’t want to go to the expense and creative effort, only to receive a warning from the local zoning board demanding the sign’s removal.

Its tempting to leave the background color white because its cheap and it seems to work fine for everyone else.  But you want an ace in the hole, right?  A bright yellow background has been proven to draw the eye and keep the attention for 3 – 5 seconds.  That’s about the length of time a driver is able or willing to devote to your sign.  Look at the major brand name packaging in the grocery.  Bright yellow back ground.  Again and again and again.  White gets lost in snow storm, rain and general background.

All of the fonts available today are so tempting, but easiest to read fonts are Arial, Times New Roman, and Century.  The expert at the Sign Center will be able to display a few others that you might prefer, but go for function over form on this one.  It has to be clear and simple because, remember, exposure time of 3 – 5 seconds is all you get.  The lettering color is important too.  Royal to deep blue, or tried and true black are your best bet.  Avoid red at all costs.  Red subconsciously irritates and angers, even in small doses.

Marketing your property requires you to analyze the pros and cons and hopefully that information allows you to capitalize on that knowledge.  If you have a unique floor plan, unusual location, multi level zoning, try to incorporate some element in your signage, ie, Zoned C15, Daycare, Church, 15 min to work, Indoor parking.

Keep the sign as simple as possible.  For Rent/Lease, One hook, Phone number.  Although you need to create a custom sign, you still need your signage expert to be involved to assist in creating a lasting, functional design.
