Front-Lit vs. Halo-Lit: which suits your brand
Front-lit letters read as bright and commercial and carry the furthest at highway speed, which makes them the right call for retail and QSR. Halo-lit letters read as understated and premium, and are the standard choice for professional offices, financial institutions and healthcare. Many North Jersey buildings use front-lit outside and halo-lit in the lobby so the brand reads correctly in both settings.
Raceway vs. direct mount
A raceway carries the transformers and wiring inside a single painted bar that mounts flat to the facade. It means one wall penetration, easier permitting, and a far simpler removal at lease end - which is why most landlords prefer it. Direct mount hides all hardware inside the wall for the cleanest possible look, but requires more access behind the facade and a more involved install. We spec whichever the building and the lease will actually allow.
Illuminated cabinets and pan faces
A fabricated aluminum cabinet with a removable face is the most practical option wherever tenants change. The cabinet stays; the face is swapped. For multi-tenant retail and office parks this turns a full sign replacement into a face change, and it is the reason cabinets remain the default for pylon and monument tenant panels.
LED specification and colour temperature
Not all white is the same white. A 6500K module reads cold and blue against warm brick; 5000K is the safe general-purpose choice; 3500K suits stone and wood facades. Module spacing matters just as much - under-spec the LEDs to save money and you get visible hot spots and dark patches through the acrylic face. We spec for even illumination across the whole face, not for the lowest module count.
Permits, UL listing and inspection
Every illuminated sign in New Jersey needs a permit, and most towns require UL-listed electrical and a licensed electrical connection. Requirements vary meaningfully between municipalities in Union, Morris, Essex and Somerset counties. We produce the stamped drawings, file the application and handle the inspection as part of the project rather than handing you a set of plans.

Every illuminated sign is built and certified to UL standard, then installed to code by licensed hands.

We produce the drawings and file with the town, including the NJ municipalities with unusual sign ordinances.
Service after install
We service what we install. When a letter goes dark or a face is damaged we come out and repair it, rather than quoting you a replacement sign. Weather and accident damage are assessed case by case.

Site survey & photo mockup
We measure the facade, check power availability and mounting substrate, and return a photo-realistic mockup on an image of your actual building.
Engineering & permit drawings
Stamped drawings are produced to your town’s ordinance and filed on your behalf. We track the application through approval.
Fabrication to spec
Letters are formed, painted and wired to our specification, with the LED layout designed for even illumination across every face rather than for the lowest module count.
Licensed installation
